ICP is planning to initially deploy approximately INR10 billion in loans to real estate developers through the ICP Real Estate Debt Fund. This is the first tranche of what we envision could become an INR 500-billion facility.
The Fund is focused on participating in the debt part of the capital structure, making loans to small- and medium-sized developers with two- to four-year projects.
The Fund is targeting an internal rate of return (IRR) of more than 20%.
The Fund will lend primarily to developers of residential projects and selected commercial properties across the Mumbai, Pune, Goa, Ahmedabad, Gujarat and Bengaluru regions.
