The ICP Real Estate Debt Fund

ICP is planning to initially deploy approximately INR10 billion in loans to real estate developers through the ICP Real Estate Debt Fund. This is the first tranche of what we envision could become an INR 500-billion facility.

The Fund is focused on participating in the debt part of the capital structure, making loans to small- and medium-sized developers with two- to four-year projects.

The Fund is targeting an internal rate of return (IRR) of more than 20%.

The Fund will lend primarily to developers of residential projects and selected commercial properties across the Mumbai, Pune, Goa, Ahmedabad, Gujarat and Bengaluru regions.

We have strong due diligence capabilities. Enabled by our proprietary technology and analytics, we can rapidly and accurately aggregate and analyze data points from dynamic, disparate sources to assess the creditworthiness of real estate projects.

Our team is knowledgeable about every aspect of the property market in India and we can put our detailed knowledge to work when independently assessing every aspect of a project's viability-its location; its legal title; what and how long it will take to obtain government approvals; how long it will take and how much it will cost to build the project; and how much the project will sell for.
